My son is a U.S. citizen working overseas for a U.S. company. He wants to buy a single family investment property in Texas. His credit score is 700+ but he has no resident or rental history in the U.S. He is looking for a 90% mortgage. My contacts says rental history is critical.

For many lenders your son is going to fall outside of their criteria.

Some will look at the details and consider the overseas income, etc.

There are alternatives if he has a problem raising the financing.
