different states have different laws on evictions but make sure your contract uses the shortest possible time to start action - in Illinois it is whatever buyer and seller agree on - when they are that much late start eviction procedures NOW - take it from someone who has waited - you also might consider lease option ‘sales’ - tenants are easier to evcit than buyers

I have an opportunity to finance a mobile home for a decent profit. If they stop paying, I know I have a secure investment and can sell for more, but what is the procedure if they refuse to leave the property? How long will it take to kick them out and take possession of the property??

They’ll leave. No courts. Offer a $1000 if you have to. Get them out. Whatever it costs to get em’ out is your next buyers down payment. Hehe.
