With 20% down stated, you can get a loan for around 7%. I’m guessing high right now, but I believe I am close.
My office is in Frisco TX and we work with over 300 lenders and investors. I know we can get you a loan without the seller taking a second.

I made an offer on a 3/1 SFH that should appraise at about $140. If the offer is accepted, I will be looking for financing of at least 80% of the value of the home. I am self-employed 2 years, in the same profession for 7. My credit score is 650. Owner may be willing to carry back part of the note.

Should I be looking into conventional financing? Can I do this zero down?
