Depends on the market.
There is no one real estaste market. Markets are by state, county, town. and even subdivision. Which one are you talking about? In my market it is possible but very unlikely as prices have gone way up and rents are still what they were 5-7 years ago.

Yes.

You need to find the right market.

Hence it is less about reading a book on a technique. You need to find a market where it will work. It is all about the math.
