I think you’ll find in most areas finding the motivated seller will be the hardest part. Start there, and I would not advertise for them just go out and find em. You could keep an ongoing ad or adv several times/month for renter/buyers even without a specific property avail.I would run a rent to own in the rental section for the biggest response. When you have tied up the property go down your list and get a good prospect in there.
