I’m going to my county courthouse and searching for records where the Grantor is the city and the type of document is Order. I was amazed what I found. If a particular property didn’t comply to fixing up certain things on the property, the city charged them per day. I went to this one property because they were being charged $90 each day they didn’t comply. I found that the owner recently passed away causing the property to not look in compliance with the other neighbors who probably filed a complaint with the city. I’m going to see where this leads. Has anyone else found motivated sellers through this method ?

My partner and I used to do this regularly to test out a new idea. Got some leads, but I found there were better uses of my time. To many dead ends such as an owner just to lazy to mow his grass and such.

So what do you do just go to the courthouse and begin searching with out any names or addresses?
