Its been my experience that most realtors are investors themselves, and will scoop up the best deals for themselves. You get the scraps. I like to look myself and if I need a realtor, I have a couple that I trust. In this area, bandit signs are working as well as inexpensive ads in the thrifty nickel paper. I’m just starting in CRE and am interested in wholesale/retail. I currently have a realtor emailing me fixer-uppers and foreclores.

My question is should I also be putting bandit signs up to try to get these types of properties or am I going to be wasting my time getting calls from people who would be more sub2 candidates?

I’ve added two more prospecting methods since I first posted the list.

Create an Internet web site.
Contact homeowners who are at least 2 years delinquent on property taxes.

I like the idea of placing an ad in a "Greensheet/Pennysaver/thriftynickel.

It costs you a bit less than a local newspaper and you would be suprised how many people pick those up and read them.

In my opinion they are a very good way to get your message out there.
