Try bandit signs. I usually put 20-25 out per week where I live and get 10-15 calls per week. Out of those I go on 5-7 appointments and actually close 2-3 deals per month. You have to find pre-foreclosure opportunities before they make it to someone’s database. Remember, there are hundreds if not thousands of people using the same lists.

I have not had any legal issues with the signs. My biggest problem is other “investors” who either knock my signs down or blatantly put their signs in front of mine. I’m still working on solving that problem.

I have my signs printed but from time to time I do order blak signs and write on them myself.
