NO, your never use the term FLIPPING with the seller. The term is a slanderous term, and can give the seller the impression that you have no money and therefore are wheeling and dealing at their expense.

You can tell the seller that you’re an investor who will purchase the property, and fix it up for re-sale. I would just tell the seller that I’m looking for a rental property. There is no reason for you to go into detail with the seller what your intentions are with the property.

When you initiate your agreement, you put it in your name or assignee.

I’m new at flipping and have a couple of questions. Would
appreciate any help. I found an ad in the local paper “I
buy houses, any condition”, etc. First question is should
I contact the buyer and identify myself as a person who is
flipping properties or should I just get some information
from them about how they do business? What questions should
I ask the buyer? Any information would be greatly
appreciated…
