do you every feel like the lender is doing you a favor by considering lending you money. Do you sometimes feel like a child asking for permission to do something? Please, may I make a profit?
Borrowing money is a major pain in the butt! I hate it, I hate asking for money and I hate giving strangers, who make faction of my income, information!
So, I make money in real estate without owning it!
- I control wholesale real estate (by negotiating)
- I sell (assign it) within 3 weeks by public auction
- I attend settlement and pick up my check.
Thus real estate profit without owning real estate.

the first thing you need to do is get a good mortgage broker. many lenders for hard money are in every state. hard money lenders like it if you flip real estate because then they get there money back sooner to re-lend.
