Why would you want to stay away from banks? In my experience, bank financing has always been less expensive than private investors. I do use both sources, but would stick soley with banks if I I could convince them to loan me as much money as I need!

I live in the Quad Citied Illinois and want to partner with a like minded investor to flip properties. I am a licensed real estate agent in Illinois and the market conditions here are stable enough to make alot of money. I have limited investment funds and I really want to stay away from the banks, so therefore I need to pool my money with somebody else. If anybody is interested please contact me.
