to figure out why you do not need a Realtor, or a simultanious close. Then you will at least have a chance at making a profit.

The Realtor will get paid going in, or take the deal for themselves before you even know about it, taking the lions share of the profits. The closing agent just loves to get paid twice at your expense, too.

I am thinking of doing flips, but I was wondering what would be the best way to do it. 1) find buyers, then go through real estate agent to find homes and sell notes with a mortgage company or 2) find house then find buyer with money already lined up and do simultaneous close? Any and all responses would be greatly appreciated. Thank you and happy investing.
