It doesn’t make sense to me that you’d have to foreclose in a case like this. Everything I’ve seen and read so far seems to indicate you’ve been given bum advice. I use Bronchick’s forms from his courses which are very thorough and complete. Who gave you this questionable advice?

I have a home in Florida that I want to sell with a Lease contract with a seperate Option to purchase contract. I have been advised that if for some reason the tenant/buyer would default on the lease that I would have to file for Foreclosure on the property to get them out and that could take several months. Is there a way to structure a deal in the state of Florida if the tenant/buyer defaulted I could do a simple eviction and not be forced to forclose on the property.
