Hello all,
This is a post for the “newbies” (Yup, I still consider myself one), and anyone who gets calls on a regular basis from sellers.
I got a call tonight from a seller.
She had previously spoken to another investor.
She called me wanting to know “why” I had not called her back to talk about her house.
She stated that she had called my ad in the paper and then met with me at her home.
I did not remember her, or the home, and asked her when this was?
We talked for a few minutes, and I learned that she had called another REI ad in the paper.
The “other guy” did not do any followup.
So, when she went looking for his number in the paper, she found MY AD, which was FIRST, and much like the other guys.
Bottom line is this.
I do not have a deal, “yet”, only a meeting with the sellers to discuss my programs.
Had the other guy done his follow up calling, HE would be meeting with her, not me.
So, when you talk to a seller, and they are not really that motivated at first, CALL THEM BACK and see if things have changed.

This particular seller originally was not open to anything creative, but now has found another home to buy.
She is READY, and all I have to do is make my offer fit her needs.

Will I get the deal?
Not sure, but by all indications, the motivation is there.

I guess the old adage of, “you snooze you lose” is right on the money, hopefully MINE$$!
