Hi I’m a beginner investor and I was reading your How To
article about flips. I looked in the local paper and saw
several ads about buying houses for cash. I called these
investors and asked if they bought houses for all cash,
what areas, and what price ranges just like the article
said and they responded favorably. They told me to
contact them if I found some. What should be my next step?
I have a few houses in mind, and I know who the owners are,
but I dont have a contract. I have Sheets course, but did
not find an assignment contract in his portfolio. Where
can I get an assignment contract? How do I handle closing
when everything else falls into place?

Hi Jay

Sorry it took so long to answer…

after you get some rehabbers lined up you need to get a contract. You could ask the rehabbers if they have a contract they prefer you use - they may share theirs. Or how about an investment club? You can always get one from a title company or a realtor but make sure to modify it. At the least you need to add, “Contract subject to inspection and approval of property by Buyer’s partner”

The next step is locating the owner of the houses you have found - start with the tax records - then phone, send a letter or a postcard or go knock on their door - ask if they’d be interested in selling their house on xxxxx street…
