When you get the deal from them, do they ask you what are you going to do. I mean do they ask you if you are going to sub-rent or lease? Thanks. I just don’t know, do they frown on that?
Jim once you leave the message for the parties about purchasing the rental for long term then what. Do you act as though you would with L/O for actual home sellers. How long of a term is long term - 3 or 4 years or what. How do you negotiate the asking price. I’m new and just need to know. Thanks. John.Estell@mms.gov

When the people call me back I just talk to them and get a feel for what they want for rent and a price for their house. The main thing is to find out how motivated they are. Some people will call and they want full rent and price for the house. I don’t fool with them. I just tell them that at this time I could not give them what they want and if they change their mind to hang on to my phone number.
I try to get as long a lease as possible. So far the average is three years.
