You file a “Notice of Lein” with the state when you send in the title. Furnish your address and the title is mailed back to you with buyer in as buyer and you as leinholder. You can send the buyer a copy.
I suppose this would be state specific, though.

Getting ready to do our first deal today. What I am wondering is… do you follow the forclosure or eviction laws? Also, do we get the title in our name and hold it until the contact is satisfied or give it to the purchaser with us as the lien holder.
