Hard to say what stage it is in without the specific wording of the document, or knowing your local laws.
However, one way to scope out a deal is to contact the owner. You’ve got the notice, so you’ve got their contact information. Try to find out where they are living now, do a person search, etc. Once you find them, offer to buy the house from them before they lose it.

Out looking for opportunities this weekend and drove past a home that looked abandoned. Sure enough, there was a paper taped to the front door. It was issued by the Office of Clerk of Superior Court dated 4/13/06 for a forclosure hearing to be held on 05/25/06 at 9:45 am.
What stage is this process in?
What could I do if anything to acquire the property?
I am trying to educate myself as opposed to going out and getting in the way of real investors at this point. Can someone tell me what I’m looking at? Thanks for your help.
