If the properties are listed with a REALTOR then you need to deal with the REALTOR. If they are FSBO’s then you can deal directly with the bank.
As far as flipping. Jackie Lange wrote 2 deatailed how-to-articles on the subject. Start by reading those.

Hi,
I just acquired a forecloser list from a bank in upstate NY. I am new to this and would like some advise on how to start. I like the idea of flipping properties, any help would be appreciated. Do i go through the realtor or do i deal directly with the bank? Help?
