A land contract will not stop the due on sale clause from being triggered .

I line in WA State and have found many, many forclosures. My question is this, can I bring the payments current, then turn around and sell to a buyer on a land contract or a wrap. I have bought and sold 4, but all the loans where assumable. the one’s Im finding now are non-assumable. There is alot of money left on the table, but the D.O.S clause has got me stumped. Should I buy the course on land contracts.
