Have you read Lonnie’s book(s)? All the info is in there on buying & selling, plus samples of forms (you’d need to run them by a local attorney to make sure they conform to local statutes etc).
In most areas you don’t need an attorney if the home is in a park and not on a permanent foundation. The transfer is accomplished like selling a car. Seller signs over the title, presents proof of lien satisfaction and voila! you are the proud owner. If the seller can’t give proof that the lender’s lien is paid off, you can accompany them to the lender’s office (if it’s a local bank otherwise you can do it by phone) and pay off the lender directly (assuming you’re paying enough to accomplish that, otherwise the seller will need to pony up the rest of what’s due).
Again, it’s all in the book.
All the best, Lyal
