The mh is a negative if you have to remove it (1.2-3k here). If
advertising “raw land,” it could be that the septic is not functional.
Be sure you check status w/County Environmental Health Dept, &
get it inspected (use contingency in offer). You’ll probably need a
“repair” permit if changing out the mh. Even if we don’t like what
they tell us sometimes, those folks can be our best friends–
sometimes saving us from ourselves.

So, I found a “deal” but, being my first one ever, I am not sure whether I should go for it or not.
Here are the details:
Property advertised as “raw land only, buyer to remove old mobile and truck”
mobile is a 1972 12x62 Glendale rough shape but could be looking good for around $2k
1/4 acre lot
asking price $29,900.
Seller is motivated!
I remember from Lonnies articles there are always two prices - 1)all cash, ($16,000) or
2)seller financing ($22,000, 120 monthly payments
of 233.34, @ 5% interest)
I have the funds to do either option, however, is it wise to tie up that amount of money in one deal?
