Ok Where I live there are so many homes fsbo. People are willing to work deals.But no lenders.Not for the prices on these homes.Where I live the town is full of homes for sale.Is there any suggestions on where to find a lender that lends less than 5k. Is this lost hope in finding a lender?

There are hundreds of lenders who will loan you less than 5K. You probably have two or three of them in you wallet right now!
