Hi Friends,

While constructing some offers for a property, I decided to stop and to get clear in my head all the possible offer combos I could make (i.e. “front doors”) as well as what I might do with any property (“back doors”). I have put them into a simple outline, and I would love feedback about what else can be added to the outline…

OFFERS:

  1. All Cash
  2. Split Funding: some cash now, some later.
  3. Cash and a note.
  4. Split funding and a note.
  5. Note.
  6. Lease/option
  7. Option.

PROPERTY PLANS:

  1. Wholesale/rehab junker flip

  2. Prehab
    …a. then w/r flip
    …b. sell to investor
    …c. sell to end buyer
    …d. keep as rental

  3. I rehab
    …a. sell to investor
    …b. sell to end buyer
    … sell with them getting trad. fin.
    … I finance.
    … keep the note
    … sell the note
    … keep part, sell part.
    …c. keep as rental.

  4. Wholesale flip to end Buyer

  5. I owner finance to end buyer
