GA is not good for low scores as a huge majority of the Alt A, B, C & D lenders have left the state due to the states rules about closings fees. Total is now 3% so those lenders left the state that could have helped you. You maybe able to get an FHA loan but if you have collections, judgements and charge offs they will need to be paid.

With a 500 FICO score and cash of $10,000—there is hope left to get a mortgage. Yes, plenty of lenders have left, there are still some there. Yes, it can be done.
