y advice is not to rehab and sell, 2 bedroom homes are a tough sell, however I can rent a 2 bedoom apartment out very quickly. So I would say research it further but only under the buy and hold strategy.

Listing Date: 06/06/03 Year Built: 1935

The house itself is not in living condition.
Listed for $45,000
windows all boarded up
vines/shrubs grew all over the exterior of the house
up to the roof.

I haven’t seen the inside yet but
seems like it will need a hefty amount to fix

Any recommendations?

From the infor that you gave,I can tell you that 45,000 is to much.That area is slowly growing. The city is planning for a huge town house development around that 58th 59th 60th and construction on 5929 e cap. So right now buy very cheap and hold on to it. hit me back so we can do some rehab deals together(IT will not hurt just help)
