Make sure to figure in your computations such goodies as vacancies, trash removal, advertising, title insurance, maintenance, etc.

just would like to hear some opinions on this deal i’m trying to do. it’s my fisrt deal so i’m new to real estate investing. it’s a VA forclosed duplex for $44k already has tenants bringing in $900 monthly. since not doing the occupancy thing i have to take a loan for the 10% down. so PITI should be under $500 plus loan about $150, so should have positive cash flow. seems to easy.
