As was suggested to you before, try reading the articles here. There was just a new how to article posted about this very topic.
You may also want to search the archives for posts about finding motivated sellers.
I know that I have written a number of posts myself, and there are also a TON of others about this as well.
I’m pressed for time now, so I cannot re-do that post for you.

I’m looking at participating in Guerilla Marketing strategies and curious as to what tactics other rei’s have found to be good and not so good in regards to finding sellers before spending my marketing capital.
