As an investor I have to wonder why you need short term financing (what HM is best for) over 24 months? It gets pretty expensive over 2 years. Are we talking about a development project or something that just can not move quicker?

Just had a hard money lender turn out not to be able to get the job done in time. Now I have till Wednesday to close on a property. Does anyone know of a good, very fast hard money lender in central Florida? The project has a 2.18 million subject to appraisal.
