I know of a hard money lender in the D.C. area. The problem I have with him is that he doesn’t work in D.C. - only Md. and Va. Still, you may need him sometime:

I am desperately searching for any Hard Money lenders in Washington D.C. or any Hard Money lenders that will lend rehab money in Washington D.C. I have “gold mine” deal that I’m not trying to lose.
