If that doesn’t work, go to any mortgage broker in your town, and ask if they have any private investors that fund rehab properties at 50 to 65% LTV based on the equity in the deal. If you have very bad credit, then they will only want to loan you 50 percent of the deal. If the deal is good, they will definitely loan you 50 percent because they want you to screw up so they can take the house back! Do not say hard money or private money when you ask b/c they may not understand. Ask for a private investor
