Turn off the Caps lock.
That is unless you are really SCREAMING! at us, where in that case leave them on, but don’t expect a lot of replies!

CAN ANYONE HELP ME FIND A HARD MONEY LENDER THAT WILL FUND $25,000 OR PROVIDE A 2ND FOR 20% OF THE PURCHASE PRICE?
THE TOTAL PURCHASE PRICE = 238, 9000
I’M PUTTING DOWN = 5%
I’M ALREADY QUALIFIED FOR A 1ST FOR = 75%
AND A 2ND FOR 10%, BUT I CAN DECLINE THE 2ND IF I CAN GET A HARD MONEY LOAN FOR 20% OR THE BALANCE I WOULD HAVE TO COME UP WITH OF $25,000.
HELP…HELP…ANYONE

Why would you want a “Hard Money Loan” if you can qualify for it through your bank? Yes, 10% is higher than your first, but going through a hard money lender will certainly be higher (probably 15% or more) and a possible balloon payment
Maybe I’m missing something.

I NEED A HARD-MONEY LENDER BECAUSE I CAN NOT COME UP WITH THE OTHER 10% I WOULD NEED TO CLOSE THE DEAL.
TOTAL PURCHASE PRICE = 238,900
MY DOWN PAYMENT WOULD BE = 5%
1ST WOULD BE = 75%
2ND WOULD BE = 10%, LEAVING ME WITH A NEGATIVE 10% TO COME UP WITH.

Ask the seller to carry the second. If he wants to sell he will.
