I had major income problems.My income is better but now my credit bites and my house is foreclosing. I have equity and more income just nobody will give me a loan to keep my home? I do not care what interest rate I have to get to keep my home. Please help.

I live in the city of Winchester, VA. I have been trying to refinance since middle of March. I have had 4 loan closings set-up and for one reason or another I NEVER CLOSED! Due to this I’m about to be 90 days behind as of June 1st! I had a 90 day late last summer as well! We have owned the house since 10/01! I have a clean title except for delinquent real estate taxes (about $1300.00)! I had an appraisal done less than 2 months ago that came in at $261,000. We ONLY Owe $143,000 on the home! I started a new job on 5/16 (I have the offer letter) and will receive my 1st paycheck on 6/15! My annual salary is $60,000 plus commission! My job title is Branch Manager for a Mortgage Company! I have been in the industry for almost 10 years! My middle credit score as of about a month ago was 594! I only have one traid line which is the Mortgage! NEVER been in foreclosure, I have not filed bankruptcy last 10 years. I made $200k in 2005 and about $73k last year (all w2 income, not 1099)! So far this year I have made 16k! I was let go from my previous employer 2/28. We are looking for 70-75% LTV with 30-40k cash-out for Home improvements as well as investment purposes! I have the Appraisal, payoff good thru May 31st, home insurance info, and offer letter for my new employer and they will do both written and verbal VOE,s!! Can you help!
