Legal requirements of a mortgage: mortgagor, mortgagee, description of property, tied to a promissory note, granting clause, defeasance clause, signed by mortgagor. You can probably get copies at an office supply store or from the public records.
I’m looking for a course or a book that would describe in detail the process of creating and selling my own mortgage. I’ve read J.P. Vaughan’s excellent how-to article, but I’m looking for something with more detail and instruction. For example, I now know that if I have a piece of paper and a typewriter, I can create a mortgage - but how? What does it look like? What are the exact requirements?

If you own your own home, look at your files and read your mortgage or deed of trust and your promissory note. If not go to courthouse and look in grantor book and look up a couple of recently filed deeds and make copies so you can read them at your leisure and begin to understand the customary practices in your town.
