In most states, if you present an offer in writing, the real estate agent is OBLIGATED to present it to the seller, whether he likes it or not. Considering the seller is his aunt, I wouldn’t hold my breath.

Any Ideas on how to get around RE agent to make offer on Prop that is 20% below market value. great rental area near Private college. Can’t do conventional financing. Maybe L/O or ? RE agent said he would not even got to seller (aunt) with any offer other than conventional.

It doesn’t help that the realtor and seller are related. Put a clause in your offer stating “buyer reserves the right to accompany broker to present offer.” You are going to have to do the selling of the offer on this one.

The broker as stated before is required by law to present any written offers.
