Yes this is actually what we have done, but the lender is now claiming that they are only servicing this loan for a private investor, so it is up to this private investor, not the servicing lender?

Is there a good way to get a foreclosure extension, we have a purchase and sale and loan approval, but funding and recording are going to take a few days! The sale is tomorrow at 10:00 am.

if this is a sheriff sale. In my county, a homeowner is allowed 2 two week extensions totalling 4 weeks. Don’t rely on the mortgage company as often the loss mitigation rep. yoou’ll be talking to will not be able to stay the foreclosure when it’s hours away. I’ve heard stories where they outright lie to the homeowner that they will postpone the foreclosure.

This is why you need cash investors ready, that way you wont have to use any of your own money for real estate deals except for advertising the property, etc.

Call the lien holder that is foreclosing( mortgage company) and if you can show them proof of funds along with a sales contract they will most likely postpone the sale giving you time to close.
