Jeff,
What to look for?
Look for the sellers needs?
What does the seller need?
Then, find out about the home.
Repairs?
Value?
Occupied or vacant?
Payments current?
What are they?

And, if you can solve the sellers problems all while making a profit that suits you, then do the deal.

My advice would be to talk to the seller, not the brother, and find out what their motivation level is and what is causing it?
And go from there.

I am looking for help on perhaps a good opp. Specifics as follows:
1.) Divorce sale
2.) Owner owns two other porperties
3.) Property is vacant, has had tenants in the past.
4.) Not listed yet with RE Agent.
5.) House “needs work” according to the brother. Squirrels got in and did some damage.

I will be attending the Convention in March, but would like to get one under my belt before that. Only I don’t really know what to look for and how to negotiate with seller.
Any help would be tremendous!
