John,
We can all give you MANY ways to buy homes “no money down”, but it depends on your objectives.
A blanket question like the one you ask is not easily answered.
It sounds like you have taken the first step and are interested in learning “how”, but it will not happen overnight.
My advice is to READ the articles and posts here, and buy a course or two along with some books.
This will give you a good understanding, and allow you to go out and make offers.
All the resources here are good ones, so use them.
If a book or course is sold here, you can be assured that they are worth the cost.
This site does not sell garbage!
Many of us here are making a living using the things we learn here.
So, educate yourself, and then do.
And keep educating yourself. It is a never ending process.
Each deal is different, so build a “tool kit” with creative solutions to as many sceanrios as you can imagine. (even some you cannot imagine, you will not believe some of the things sellers must overcome)
Eventually, you may need them all, and even need to combine a few to get a deal.
Hope this helps,
Jim IL
