Thanks Ben. I’m interested in both the land and Mobile Home. What I guess I want to know is should I approach the owners in the hope that they may be just looking to get out? And how should I do that??

I got a tip on a property that is about to go up for tax sale. The property is a mobile home situated on a 2 acre lot. All they owe in taxes is $2,900. I have also heard that the owners are planning to try to sell it before. How should I approach this?

this may depend on your state but I am under the impression that mobile homes are considered personal
property and not real property. I have a hunch the taxes apply to the underlying land which may be the only thing going to tax sale. If you are after the mobile home you may be making a mistake. Also find out whether your state is a lien state or a deed state.If a lien state,the lien will probably be paid off long before foreclosure.
