The question is, what does the seller NEED???
Do they NEED any cash now? If so, how much and what do they need it for?
I don’t care how much cash I had and how good my credit is, I wouldn’t be paying anywhere NEAR that price if I had to use my cash or credit in order to buy it!
If the seller WANTS all his money out of it, then what I would do is make a cash offer of $125k! Most likely he won’t take it because if he WANTS all his cash NOW then he’s probably not even MOTIVATED!
If he did for some reason take it then I would get it under contract and flip that baby for a nice quick profit if I didn’t have the cash or credit to buy it with!
So what does the seller NEED??? What is his PROBLEM, if any, as to why he NEEDS to sell, or does he even NEED to sell it?
