To answer your question correctly, commercial is not like residential at all. Each deal stands on it’s own legs depending on the age, quality and debt service. With some you can get to 95% with combo deals but most deals over $1mil are in the 75% to 80% range max since sellers generaly dont leave enough on the table to meet the debt service issues on quality properties to get to the higher ltv.
