Listing with the new REALTOR. Which is about as enforcable as nothing.

The old Realtor let the listing expire and is out of business.

You will be the one who makes the decision as to what the right thing is to do here (the new Realtor has the listing, it is verbal). You will be as good as your word here.

Recently moved and have a house at the old homestead
listed with a realtor and it expired about a week ago.
Got busy at my new town and the expiration kinda snuck
up me and i didn’t realize it until yesterday. For various reasons i wasn’t exactly thrilled with the last agent and called one yesterday and told her its your house. I told
her to take care of telling the other realtor to come get
her lock box. Well low and behold the new realtor was
there today to get the key out of the lockbox to put in hers
and someone came by that is interested in the house. The
potential buyer talked to the old agent on the phone for
details, who was referred by a 3rd realtor. When she did her driveby the new agent was there and showed the house. The old listing has no holdover provision at expiration, so who gets what? I have no signed listing at this time with any one. Old agent leaves a message today saying “we got a
verbal offer”, not knowing she is being fired. hmmm.
