Thats about the best you’re going to do considering most home equity loans are either second or third mortgages, and depending on loan to value ratios.

The best deal I can find on a home equity loan is 11.9%. Maybe I don’t know what I am doing - any suggestions.

Try for a re-finance ! Then you can get the good mortgage rates you are seeing. That is, if you have enough equity to work with. I think we just took up to 80% of appraised value on a re-fi.
