I don’t use them. Between the annual premium and the deductible just to get them to come out and look at the problem, I figure I am better to save the money and just repair/replace it myself if anything happens.

Hi all,

I was wondering what y’all felt about home warranties . . good, bad or ugly. I am currently buying a house for myself. I got the seller to pay for all the closing except for the home warranty and was wondering if they are worth buying.

Sometimes it depends on the warranty COMPANY. Some will try to get out of any coverage—neeed to read the EXCLUSIONS carefully, just like an insurance policy.

I think they are potentially more valueable to cover the furnace. If it’s an old furnace and likely to crap out while you’re responsible, I’d invest in it with the best company I could find. THe rest of the items they cover probably isn’t worth it.

I like them. I have them in all the homes that I build. I use it as a selling tool. Plus it helps me to sell a home FHA or VA
