If someone deeded a property “subject to” the existing loan, you can refinance it, since you now own it. However, many lenders require ownership for 6 months to a year before they will permit a refinance based on the appraised value of the property.

If someone deeds their house to us, can we then use our credit to refinance it and then use that money to pay off the owner?
