On a personal level, I’d rather avoid it. I own about 40 houses with pools, most of those in Orlando, Florida. Since I am competing directly with major hotels for the tourist dollar, I have to have a pool. But the rents that I get for those are substantially higher than any other house I own, too. I figure that the pool adds perhaps $3000 a year to my maintenance bill per house. That’s contract maintenance (absolutely necessary) and an allowance for repairs.

Apart from the insurance costs, and the higher liability worries, I’d also be concerned that not every potential renter even wants a pool. Non-swimmers and people with small kids are not going to want to rent that house from you.
