It seems sellers whos listings are about to expire with a Realtor would make good candidates to approach for L/Os. What about approaching agents and asking them to refer you to their lister only after the listing has expired (with no hope of renewal)? In exchange for this you could give them a finder’s fee. Perhaps they would view even an expired listing as a potential sale once another broker lists it…That’s the only conflict I can perceive. Anyone trying this?
