OK, ive used all my contacts, so now im down to cold calling lenders to see if they do hard money ads. Theres a bunch out there, so is there anything i should look for to help me narrow the calling field?

Not sure if you are from the DC area, but looking in the Money to Lend sections of the Washington Post, you will see some that say Hard Money Lenders or Equity Lenders. Try that.
But be careful that you are dealing with a true hard money lender. One guy that advertises himself as a hard money lender but he is just a broker who has to get an approval from several suspicious sounding hard money lenders. You want to deal directly with Mr. Lender himself.
