Elaine: if it were me, I’d skip the pre-foreclosure leads from online
foreclosure services. They must be the most worked leads in the
nation, don’t you think?

Read the articles on this site and search the archives under finding
motivated sellers. There are many other leads besides preforeclosure
websites. When you have limited time I think it’s important to try to
find something that others in your area aren’t doing as much as.

Every area is different. Does your area have vacant/abandoned
properties? Really bad neighborhoods (one of my favorites)? Vacant
lots? New construction? Lots of FSBOs? Transient employee
situations?

Think about ways to get sellers to call you. Again, the archives on this
site have endless (literally) reading to do on finding motivated sellers

How do I find attornies, RE Agents, and mortgage brokers
who deal with bank owned properties?

Does it make sense to send these people letters offering referral money if I close on a property they send me?

Also, where do I go in my county building to find addresses of people in probate, divorce and BK? Is there a way for me to find addresses and names for people who are behind on mortgage pymts at the court house??

Have you seen too many infomercials?

Check the foreclosure lists for forclosures, any RE should help.

No referal money is neccessary.

The last is not easy to find. Buy the properties after foreclosure.

To expand on this topic, how can you come across a good lead? I am a new investor and subscribe to one of the online foreclosure websites but being a new not so aggressive newbie due to not knowing or not feeling real comfortable with my first deal, I’m not sure how to approach this information. Besides not having a lot of time to explore a lot of options due to job situation in the work place and kids at home, is there a way without paying a ridiculous rate for qualified leads that are truly worth the investment?
