Is there a web site or some other source of up-to-the-minute rate info. on new and discounted notes? I want to create notes to buy houses, but before I can make intelligent offers, I need to know what I can count on receiving for the created notes.

Many of the institutional buyers have web sites. They may advertise their rates but more likely you can just call them, ask for a broker package, and find out the current rates and guidelines. For the past year the rates have not changed much. Discuss with them how they want the note structured.
